The number of comfort-class skyscrapers in Moscow increased by 26% over the year


In the primary market of Moscow 29 projects of comfort class with skyscrapers are realized. Over the year this indicator has grown by 26.1%, it follows from the data of analysts of "Metrium", which were reviewed by "Izvestia" on December 11.
As experts specified, according to classification of the international information bureau in the sphere of construction Emporis, buildings above 100 meters are referred to skyscrapers. Analysts selected projects with the maximum height of buildings from 100 meters, taking into account rounding. As a rule, these are buildings with 30 floors and more.
In November 2024 on the market of new buildings of comfort class in Moscow developers realized 29 projects with skyscrapers. Their number increased by 26.1% over the year and by 81.3% over three years. The volume of supply in these complexes is estimated at 7.6 thousand apartments, which is 10.7% more than at the end of 2023, and 22.6% more than in December 2021.
At the same time, the share of housing supply in projects with high-rise buildings in the mass segment increased from 33.4% to 36.8% compared to last year. Relative to the end of 2021, on the contrary, the indicator decreased by 1.5 percentage points from 38.3%.
"The share of mass new buildings in the "old" Moscow for three years decreased from 45% to 40%, At the same time, the image of mass housing has changed noticeably. Back in 2021 in the structure of the offer dominated comfort class, also widespread were houses of standard class. Now developers have reoriented to comfort+ with a wide choice of planning solutions, underground parking lots, extensive landscaping and other advantages", - said Olga Guseva, General Director of KEY CAPITAL.
According to her, within the framework of this trend, more and more skyscrapers appear in the mass segment, which guarantee rich infrastructure and high-quality views.
According to analysts, in general, the average price of 1 sq. m. in mass new buildings with high-rise buildings is equal to 343.8 thousand rubles - it is 0.7% less than a year ago (346.1 thousand rubles).
"The number of high-rise comfort-class projects is gradually growing, mainly because this format allows to reduce the cost of construction. As a result, customers have the opportunity to buy more affordable housing comfort area, which is especially important in the conditions of high key rates and the curtailment of government programs," - explained the Managing Director of the company "Metrium" Ruslan Syrtsov.
Earlier, on November 2, it became known that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which 3-10 years. Another 30% of respondents called comfortable country house. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
