Square meters in new buildings in dormitory districts of Moscow became cheaper


In November, the median price of 1 sq. m. in the primary market of Moscow decreased most of all in Moskvorechye-Saburovo, Konkovo, Biryulevo Vostochny and Ostankino districts. Tangible growth of prices in new buildings is observed only in areas with high-budget offers - in the center and in the west of Moscow. Locations of the city with the most significant decrease in cost in new buildings became mainly dormitory districts. So, most of all in the primary market square meters went down in Moskvorechye-Saburovo (SAO) - by 15,3%, up to 361 thousand rubles, Konkovo (South-West Administrative District) - by 11,5%, up to 537 thousand rubles, Biryulevo East and Ostankinsky - by 11,2%, up to 280 thousand and up to 405 thousand rubles, respectively.
The most significant growth of the median price of 1 sq. m. is observed in Yakimanka districts (+18,9%, up to 1,9 million rubles) and Zamoskvorechye (+15%, up to 1,3 million rubles), as well as in the west of Moscow - Dorogomilovo (+13,9%, up to 1 million rubles).
"The growth of median cost of "square meter" in the primary market is noted only in the most prestigious and expensive districts of Moscow, in particular in the Central and Western districts. Mostly business, premium and elite class projects are located here. Such new buildings do not depend much on the terms of preferential lending, and even if the cost of housing rises, developers are less likely to lose their audience," Evgeny Belokurov, commercial director of Yandex Nedvizhimosti, told Izvestia.
According to him, developers of mass segment projects, located mainly in dormitory areas of the city, are trying to keep the buyer more favorable conditions in the current realities of mortgage lending and to ensure sufficient sales volume. Among other things, developers resort to discounts valid for a certain pool of lots, and to special promotions.
The rating of districts with the most budget square meters in new buildings in Old Moscow includes Molzhaninovsky district (SAO) with the cost of 1 sq. m. in the primary market of 246 thousand rubles, Southern Butovo (South Western Administrative District) - 278 thousand rubles, Biryulevo East (SAO) - 280 thousand rubles, Perovo (VAO) - 285 thousand rubles and Mitino (NWO) - 287 thousand rubles.
In New Moscow the districts with the cheapest "squares" are Marushkinskoye (Br217 thousand), Filimonkovskoye and Kokoshkino (Br223 thousand in each), Ryazanovskoye (Br225 thousand), Moskovskoye (Br266 thousand) and Desenovskoye (Br267 000).
The most expensive are traditionally the central districts - Arbat (Br2.4 million), Yakimanka (Br1.9 million) and Meshchansky district (Br1.5 million).
Central districts also became the locations with the most spacious apartments in new buildings. The average area of the sold primary real estate in Arbat in November amounted to 259.9 sq. m, in Yakimanka district - 153.9 sq. m, in Khamovniki - 144.4 sq. m, in Meshchansky - 128.2 sq. m. Also the most spacious apartments are presented in new buildings of Fili-Davydkovo district (ZAO) - 117.8 sq. m.
The most compact primary apartments are sold in the primary market of Troparevo-Nikulino (ZAO). The average area of lots here is 21.6 square meters. m. Smaller apartments are sold today in Shcherbinka (New Moscow) - 34.2 sq. m, Golianovo (VAO) and Mitino (NWO) - 36 sq. m, Konkovo (South-West Administrative District) and Solntsevo (ZAO) - 37.2 sq. m, as well as in Northern Medvedkovo (SVAO) - 38 sq. m.
Earlier, on November 2, it became known that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. About 30% of respondents called a country house comfortable. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
