Experts named Moscow districts with the most inexpensive secondary housing


The lowest cost of ready housing is fixed in five administrative districts of Moscow: Troitsk, Zelenograd, Novomoskovsk, Eastern and South-Eastern. Such data are given in the research "Domklik". Analysts compared the prices of standard one-room apartments with an area of 35 square meters in the secondary market.
In Troitsk AO the most inexpensive "one-bedroom" will cost 4.7 million rubles. In the Eastern and South-Eastern AO its cost can reach 8.4 million rubles. In Zelenograd and Novomoskovsk AO prices range from 7.1 to 8.9 million rubles, although in Kommunarka - an area adjacent to the Moscow Ring Road - the figure is higher - 9.4 million.
The most expensive apartments are in Khamovniki and on Arbat. An apartment of 35 square meters can be bought for 44.7 and 41.1 million rubles respectively. Further with a big gap are Presnensky district, Yakimanka and Dorogomilovo: here the cost of a "one-bedroom" is about 25 million rubles.
According to the authors of the study, against the background of increased targeting of government programs, more and more potential buyers switch from primary to ready housing. Because of this, the share of the secondary market almost does not decrease: according to preliminary data for the second half of the year in the total number of mortgage transactions, it amounted to about 43%, which is only 6 p.p. lower than in the same period in 2023. In Moscow, the figures are almost identical: as in the previous year, about 35% of all mortgage transactions of "Sber" are transactions with ready-made apartments.
Experts compared the data with the results of a similar study conducted in June this year. The analysis of changes showed that the highest rates of price growth were observed in the districts of the Central District and in the western part of the capital: Dorogomilovo (+33%), Khamovniki (+23%), Arbat (+23%), Yakimanka (+22%), Meshchansky (+21%), Presnensky (+20%), Begovoy (+16%).
Decrease is recorded mainly in remote areas: Troparevo-Nikulino (-10%), Savelki (-7%), Kosino-Ukhtomsky (-5%), Kryukovo (-5%), Lyublino (-5%), Staroye Kryukovo (-5%), Kapotnya (-5%).
