In December, the cost of renting apartments decreased in most Russian cities with a million residents. This is stated in the research results of the analytical center "Dvizhenie.ru", with which "Izvestia" got acquainted on December 11.
"Correction of the price level occurs against the background of growing supply in the rental housing market, in some cities the number of advertisements for renting apartments has increased by 20%. The reason for this is the decrease in demand, which came after the fall peak period," the experts noted.
The study reports that the weighted average rental price of one-room apartments decreased the most in Moscow: from 78.2 thousand to 73.6 thousand rubles (-6%). Two-room apartments fell significantly in Yekaterinburg: -11% (down to Br49 thousand), and three-room apartments - in Kazan, Krasnoyarsk and Tyumen (the decrease was within the range of 8-10%).
The top three cities, where the rental price of one-room apartments increased insignificantly - Krasnoyarsk (+0.5%), Ufa (+0.4%) and Tyumen (+1.3%). In Tyumen, the price of one-bedroom apartments rose slightly: +1.4%. Three-room apartments went up in price in Moscow (+7.3%), Rostov-on-Don (+6.3%) and Krasnodar (+2.6%).
At the same time, all major Russian cities saw an increase in supply on the rental housing market in December. The leaders are Krasnoyarsk (+33.5% of the number of lots), followed by Kazan (+25.7%) and Moscow (+21.3%). The smallest growth in the showcase of lots in the segment of rental housing was recorded in Ufa (+6.9%) and Tyumen (+0.4%), experts specified.
At the same time, the largest rental market is in Moscow. In the capital in December more than 18 thousand apartments are offered for rent. In St. Petersburg 7.3 thousand residential premises are rented. The third place is occupied by Kazan (3.3 thousand). The least apartments are rented in Yekaterinburg - only about a thousand lots.
Earlier, on November 15, it was reported that at the end of October demand for ready housing compared to June this year in the country increased by 10% on average. This follows from the data of "Avito Real Estate". The strongest interest increased in compact housing formats: studios and one-bedroom apartments (+16% for both).
