Almost 50% of Russians called buying an apartment for rent a profitable investment

Almost half of Russians (45%) believe that buying an apartment for rent is generally a profitable and the most stable investment. This is stated in the results of Level Group's research, which were reported by Izvestia on December 11.

At the same time every fourth respondent (23%) is sure that there are more profitable investment strategies, although more risky, and about a third (30%) of respondents have not decided on a strategy.

However, in the current situation only 12% of respondents consider buying an apartment to earn money, 17% would like to, but do not have the financial ability. Almost half (48%) would like to, but believe that it is not profitable at the rates that are currently available.

At the same time, every third Russian admitted that he dreams of not working and living on the money received from rent in Moscow, the experts found out. Almost half of the respondents (43%) would like to rent an apartment and live on the proceeds of this money and not work. 39% expect to receive additional income to their earnings. At the same time, 17% would like to buy an apartment for rent in order to simply invest free funds in a "protective asset" and not to lose savings.

Most often (35% of respondents) Russians are ready to spend from 6 million to 12 million rubles on an investment apartment, a quarter of respondents expect to spend 12-15 million rubles. Only every tenth is ready to invest 15-20 million rubles, and the amount of more than 20 million rubles would like to spend 4%.

"The greatest demand in the rental business is for studio apartments, as well as one-room apartments. In addition, we see that it is studios and one-room apartments that remain one of the most popular housing formats when buying using maternity capital: in 29% of cases this measure of state support is used when buying one-room apartments. The cost of such apartments can vary from 9 million rubles for an apartment in the under-construction project of comfort-plus class to 30 million rubles in a ready-made project of business class", - noted in the press service of Level Group.

Among the investment options experts also named the purchase of an apartment on mortgage and its renting out so that the rent would cover the bank loan. Ideally, there should be some money left for living. However, according to them, in most regions of the country, rent payments are lower than the mortgage payment.

"With rates on standard mortgages recently becoming frankly prohibitive and the number of available benefit programs reduced, the size of the mortgage payment continues to grow. Which means it's becoming increasingly difficult to cover it with rent. If we talk about earnings, it is possible only if the apartment is purchased with 100-percent payment, without the involvement of mortgages," - said in the results of the study.

Specialists noted that at the same time more income is given by business class apartments. At the same time, the market development shows that mortgage transactions in the segment of business class is becoming less and less. Thus, according to "Metrium", in Moscow, their share in the III quarter fell by 18 percentage points and amounted to 50%. At the same time, over the last five years, the share of studios in the market of new business class buildings has grown from 3 to 17%, and the share of one-room apartments has increased from 25 to 38%.

As a result, the money earned on rental apartments can now be either fully used for mortgage payments or for one's own life. However, it is unlikely to combine both options, experts emphasized.

Earlier, on November 2, it became known that every third Russian polled most comfortable considers "young" secondary housing - real estate, which 3-10 years. About 30% of respondents called a country house comfortable. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
