Only 5% of business class residential projects in Russia meet the declared quality standards for this segment. This was reported to Izvestia by the experts of the first Russian certification of the quality of new buildings Urban Grade, who conducted a large-scale study of real estate. In the course of the survey the quality of 205 business class residential complexes in Russian cities with a million inhabitants was assessed by more than 300 parameters.
Most of the reviewed complexes do not meet one or two basic characteristics of the declared class.
First of all, more than half of the projects do not meet the requirements for location: to be located in a prestigious and developed area, where there are no operating industrial facilities, no more than 30 minutes from the city center and 15 minutes from social infrastructure and commercial facilities of average price level.
Another downgrading factor is the level of landscaping and security systems in the internal territory. In a third of regional projects, typical landscaping is made, not according to an individual design project, and security systems and access control are either absent or made to a limited extent, experts noted.
Infrastructure of business class level is another pain point of many projects, experts said. According to the classification of experts, a residential complex in the business segment should have a wide range of infrastructure: medical centers, beauty salons, gyms and fitness halls, stores, pharmacies, etc., and only one third of the projects in the business class segment have a wide range of infrastructure. Also, only one third of business class projects fulfill this requirement.
"The results of our research have revealed an acute problem of the construction industry - buyers are misled by the classes of residential complexes designated by developers, which do not meet the requirements for their category of objects. As a result, people expect one set of qualitative characteristics, which is embedded in this class of objects, and actually pay for it, but they get not what they wanted to see and what should be", - explained to "Izvestia" CEO and founder of Urban projects Olga Khasanova.
According to her, the situation is aggravated by poor consumer awareness of housing classes: people study disparate information on the Internet, which can be even more confusing. For this purpose, experts have developed a simple classification to give an objective picture of the state of residential projects in the country and increase the level of literacy of buyers.
Earlier, November 2, it became known that every third surveyed Russian most comfortable considers "young" secondary housing - real estate, which is 3-10 years old. Another about 30% of respondents comfortable called a country house. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
