Analysts told about the growth in demand for new buildings in Moscow in November


In November, 2.6 thousand share participation agreements (SPA) were registered in the primary market of mass segment housing in Moscow, which is 13.3% higher than in October. It follows from the data of analysts of the company "Metrium", with which "Izvestia" got acquainted on December 10.
At the same time, 20 thousand lots were exhibited in 98 projects, where 18.4 thousand - apartments and 1.5 thousand - apartments. The weighted average price of 1 sq. m. amounted to 332 010 rubles.
As experts noted, the increased demand in November was influenced by several factors. Thus, during the period of exhausted bank limits on family mortgage the number of those wishing to take advantage of the preferential program grew, and after the replenishment of limits the factor of pent-up demand worked. Seasonality also had an impact: on the eve of New Year holidays the market demonstrates positive demand dynamics. Weakening of the ruble/dollar exchange rate as well as discounts from developers were also important. In addition, such indicators were affected by the expectation of a probable increase in the key rate in December.
"In November, the demand for mass new buildings in Moscow returned to the level that was observed before the abolition of preferential mortgages. First of all, a sharp surge in buying activity is associated with the allocation of additional limits - 142 billion rubles - for the issuance of family mortgages until the end of the year. At the same time, many clients seek to complete the transaction before the end of December, as they fear further tightening of the parameters of the state program in 2025. Additionally stimulate buying activity discounts from developers, which in the mass segment at the end of November reached 35.5%," - explained Managing Director of Metrium Ruslan Syrtsov.
Earlier, November 2, it became known that every third surveyed Russian most comfortable considers "young" secondary housing - real estate, which 3-10 years. Another 30% of respondents called comfortable country house. At the same time, the comfort of new buildings - up to three years from the date of delivery of the house - noted 23%, according to the results of the survey VTB.
