Experts gave advice on repairing rented apartments

Many tenants in matters of interior design are not only interested in modern trends, but also in the possibility to express their unique preferences, taste peculiarities and worldview in apartment design. This is stated in the study of "Yandex Rents", which was reviewed by "Izvestia" on December 6.

According to information from analysts, the design of the apartment takes an important place in the process of choosing rental housing. More than 60% of Russian citizens are ready to refuse an offer if the appearance of the apartment does not suit them, despite the fact that such factors as cost, location and availability of infrastructure meet their requirements.

"The concept of a house has been rethought in recent years. <...> Apartments have become a place where we work, do hobbies, meet friends and family, i.e. spend most of our lives. Especially these changes in the perception of the concept of real estate as such are noticeable in the young audience", - explained the head of "Yandex Rent" Roman Zhukov.

According to experts, despite the tenant's desire to create a more stylish and unique interior, it is necessary to take into account legal nuances. It is also necessary to obtain the consent of the owner. These changes are called inseparable. Such changes include, for example, painting the walls in a new color, replacing the floor, installing new lighting fixtures, as well as replacing built-in appliances or furniture.

"When discussing and agreeing such major changes with the owner, it is important to reflect all decisions made to transform the appearance of the apartment in the contract or in an additional agreement. Including noting who will pay for repair work or replacement of any elements in the interior," - said the platform's experts.

If it is a question of minor transformations or cosmetic work, such as replacing wallpaper or painting walls, such costs are borne by the tenant, unless the contract does not provide otherwise. If major repairs, such as remodeling, are required, the cost is the owner's responsibility, unless otherwise specified in the lease agreement.

To create a more comfortable atmosphere in the rented apartment without significant expenses and the need to agree on changes with the owner, experts advise to decorate the interior, adding elements of style. For this purpose bright decorative pillows, curtains, rugs, plaids, as well as indoor plants - both live and artificial, figurines and other accessories will be perfect.

"More than 16% of Russians surveyed are ready to hire an interior design specialist or a home stager. <...> However, as the survey has shown, the tenants themselves may also be interested in homestaging. For the work of an expert in interior solutions more than half of tenants are willing to pay the amount of 5 thousand to 10 thousand rubles, but there are those who plan to spend more," - summarized the head of the service "Yandex Rent" Zhukov.

Earlier, on December 3, experts of "Yandex Rent" told "Izvestia" about the growth of rental housing supply in cities with a million inhabitants. Despite a slight seasonal decrease in rates for the month, in all major Russian cities there is an annual growth of median prices.
