A marketer has warned of real estate developers' tricks


Real estate marketing expert Anastasia Lopatina warned that developers stimulate the sale of "complicated" housing with promotions, while liquid apartments are not discounted either during the year or at the end of the year.
In a conversation with Lenta.Ru on Wednesday, December 4, the expert pointed out that the current New Year discounts on apartments demonstrate the real state of affairs of developers who are experiencing a shortage of buyers with "live" money - those who do not need to take a loan, the volume of issuance of which has decreased due to the high key rate.
Lopatina stressed that if there are screaming banners about big discounts, with a high probability, "there will be a lot of 'stars' to comply with: it is the absence of subsidized mortgages, installments and so on."
"If you comply with all the requirements, the discount will work, but it is also important to realize that mass such offers also do not happen," the marketer warned.
According to her, the days before New Year are not the best time for a profitable purchase of housing, as there is a probability that in January the number of discounts not only will not decrease, but even increase, Pravda.Ru writes.
Lopatina noted that if the key rate for a long time will stand still or continue to grow, it will pull the growth of interest on deposits, and developers will continue to make discounts regardless of the time of year. In addition, the expert pointed out that if the dollar rate continues to grow in January, the number of shares should also increase. Thus, developers stimulate sales with favorable offers.
Lopatina added that promotions are held among all segments of housing, but developers of the premium segment almost do not resort to advertising in the media or outdoor advertising, so as "not to drop the status". They do spot mailings to their client bases.
Earlier, on December 4, financial expert Alexei Lashko said that the matkapital as a down payment will help to save on the purchase of housing. According to him, many developers offer to conclude a deal under the terms of interest-free installments, which is valid until the house is commissioned, notes 360.ru.
