In 2024, new buildings in South Administrative District, ZAO, Southeast Administrative District, North-West Administrative District and North-West Administrative District will be the most popular on the primary real estate market in Moscow. This is stated in the results of the research of Ricci | Residential Real Estate experts, which were presented to "Izvestia" on December 4.

At the same time, according to the results of the III quarter in almost all districts the sales volume became higher in comparison with the figures of the I quarter of the same year: in SAO - by 30.2%, ZAO - 24.8%, CAO - 11.8%, VAO - 8.9%, SEAO - 8.6%. The exceptions were the North-Eastern Administrative District (-22.7%) and the Southern Administrative District (-0.3%).

In addition, in November in each of the districts the weighted average price increased relative to the indicators of January 2024. In CAO the cost increased by 27.7%, to 1 605.8 thousand rubles per 1 sq. m, in SAO - by 16.3%, to 495.4 thousand rubles per "square", in VAO - by 16.3%, to 439.6 thousand rubles per 1 sq. m, in ZAO - by 10.9%, to 642.8 thousand rubles per "square", in NWAO - by 9.4%, to 500.1 thousand rubles per 1 sq. m.

"The districts that are popular with buyers, most often have advantages in the form of good transport accessibility, the presence of recreational areas, a high concentration of social and educational institutions, as well as interesting and popular points of attraction. NWAD, for example, is characterized by a well-developed infrastructure: there are educational and medical institutions, leisure centers", - said the General Director of Ricci | Residential Real Estate Ekaterina Lomteva.

According to her, the Western District, in turn, remains attractive due to its prestige, good ecological component, as well as a large concentration of top educational institutions. At the same time, the Northern District is often chosen because of the high level of improvement of districts, good transport accessibility, as well as the great potential for redevelopment.

Earlier, on November 2, it was reported that every third Russian respondent considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. About 30% of respondents called a country house comfortable. The comfort of new buildings - up to three years from the date of delivery of the house - noted 23%. And only 15% prefer secondary housing, which is more than 10 years old. This is stated in the results of the VTB survey.
