The expert named the advantages of buying an apartment with or without renovation


In some cities there is a decline in demand for apartments without finished repairs. There are several reasons for this phenomenon. Alexei Orekhov, an expert in interior decoration, general director of the company "NATEK", told "Izvestia" on December 5 about what kind of apartment is more profitable to buy: with or without repair.
"It is more profitable to take an apartment in a new building with ready-made repair, and it is more profitable to buy a secondary apartment without repair. The difference in the price of a square meter in a new building with and without finishing is 130 thousand rubles. And independent repair from scratch can reach Br70 thousand and more," said Orekhov.
According to him, apartments with completed repairs have their own advantages - for example, such finishing is cheaper for the buyer. As for the secondary market, the presence of repair in such housing will not play a decisive role, much more important is the presence of a convenient layout, a good location and well-developed infrastructure.
The expert noted that if you buy an apartment for resale or rent, it is more profitable to take an apartment with a finished finish, thus increasing the chance of finding a buyer, the price of such an apartment will be higher.
"Apartments with a clean finish now dismantle the fastest, from this we can conclude that buyers most often choose the best option - to invest in an apartment with repair, as a rule, these are apartments without excess space," - summarized Orekhov.
Earlier, on December 2, analysts of the service "Yandex Real Estate" told "Izvestia" about the cities with the cheapest and most expensive apartments. The leaders of the rating of cities with the highest median price of "squares" in new buildings are traditionally Moscow, St. Petersburg and Kazan.
