In November, the price of 1 sq. m. in new buildings increased in cities with a million residents in the Russian Federation. However, the growth is not due to the increase in prices, but to the change in the structure of supply: the introduction of more profitable one- and two-bedroom lots, where the cost per square meter is usually higher, analysts of "Yandex Nedvizhimosti" told "Izvestia".
"On average in November in the largest Russian cities the price of a square meter in new buildings amounted to 172,000 rubles per 1 square meter, and the volume of supply increased by 1%. At the same time in 13 megacities out of 16 the growth of the median price of 1 sq. m. was recorded. Prices increased most significantly in Samara (+8.3%), Ufa (+8.2%), Perm (+5.0%), Voronezh (+3.3%) and St. Petersburg (+1.8%). Such an increase in price is due to the introduction of more offers of "two-bedroom" and "one-bedroom", which are traditionally more expensive in terms of average cost per square meter", - explained the analysts.
In Novosibirsk, Krasnoyarsk, Moscow, Yekaterinburg, Omsk the growth amounted from 1 to 1.5%. In Rostov-on-Don, Kazan, Krasnodar the growth of median price of 1 sq. m. amounted from 0.3 to 0.9%, which can be considered stagnation.
The cities that showed negative price dynamics were Nizhny Novgorod (-2.7%), Volgograd (-4.8%) and Chelyabinsk (-9.9%). In this case, the decrease in the price of 1 sq. m. is due to the release of a large number of budget offers and a decrease in the average area of apartments sold, experts said.
"In November on the primary market in Russian megacities dynamic changes in the structure of supply continue. These factors affect pricing and change in the cost of square meters in new buildings in the largest cities," Evgeny Belokurov, commercial director of "Yandex Nedvizhimosti" explained to "Izvestia".
According to him, developers bring to the market new objects of small area - studios and one-bedroom - apartments with a higher average cost per square meter, which affects the slight increase in prices in the primary market in November.
"Also, the growth of the median price in some metropolitan areas is influenced by the introduction of new objects of business and elite classes to the market. In addition, the growth of the average cost of a square meter in cities with a million residents is at a level that roughly corresponds to monthly inflation. Therefore, the changes in the primary market, which we observed in November, are quite natural and dictated not by the transition to price growth, but by dynamic changes in the structure of supply", - explained Belokurov.
In October, the cities with the highest median price of 1 sq. m. were Moscow (+1.2%, up to 370 000 rubles for 1 sq. m.), St. Petersburg (+1.8%, up to 246 000 rubles for 1 sq. m.), Kazan (+0.3%, up to 223 000 rubles for 1 sq. m.), Nizhny Novgorod (-2.7%, up to 183 000 rubles for 1 sq. m.) and Chelyabinsk (-9.9%, up to 183 000 rubles for 1 sq. m.).
On average in Russian megacities the number of announcements on sale of new buildings increased by 1% as compared to October. Cities with the largest average areas of apartments in new buildings were Chelyabinsk (58.1 sq. m.), Krasnoyarsk (55 sq. m.), Kazan (53.7 sq. m.), Samara (52.4 sq. m.) and Nizhny Novgorod (50.2 sq. m.).
Earlier, November 2, it was reported that every third Russian respondent considers "young" secondary housing - real estate, which is 3-10 years old - as the most comfortable. About 30% of respondents called a country house comfortable. The comfort of new buildings - up to three years from the date of delivery of the house - noted 23%. And only 15% prefer secondary housing, which is more than 10 years old. This is stated in the results of the VTB survey.
