Experts have noted a trend towards a decrease in the number of new building starts in megacities

The trend towards a decrease in the launch of new projects can be noted in almost all locations, in five megacities not a single launch of new projects in open sales in November was recorded. This is stated in the results of bnMAP.pro research, which were presented to Izvestia on December 3.

In five cities with a population of 1 million people or more - Moscow, Kazan, Volgograd, Samara and Ufa - no new projects were launched in November. In St. Petersburg one project was launched in November.

According to analysts' research, in November the most projects were launched in Novosibirsk - four. The second place was shared by Krasnodar and Khabarovsk. In these cities three new projects went on sale in November. But in all three locations six buildings were launched each. Khabarovsk takes the first place in terms of area, the total project area of "starts" is 87,9 thousand square meters. m. Krasnodar is on the second place - 73,3 thousand sq. m., Novosibirsk closes the three - 67,6 thousand sq. m.

Among the top three by the number of new projects the minimum purchase price is registered in Krasnodar - 4 million rubles, and the maximum is 32 million rubles. The average cost of 1 sq. m. ranges from 105 thousand to 176 thousand rubles. In Novosibirsk the minimum budget for new projects is 3.6 million rubles, and the maximum - 15.2 million rubles. The average price of 1 sq. m. here ranges from Br135.6 thousand to Br187.5 thousand. In Khabarovsk, the minimum amount is Br4.7 million, and the maximum - Br15.4 million. The price per square meter ranges from Br102.8 thousand to Br199.2 thousand.

Among the areas where new projects have been launched, Krasnodar region stands out, where three projects with four buildings with a total projected area of 52.9 thousand sq. m. have been realized. There is a wide price range for 1 sq. m. here: from 120 thousand to 800 thousand rubles, which is due to the high cost of housing in the resort area. Two new projects and five buildings with a total area of 42.6 thousand sq. m. have been realized in the Moscow region. Prices for 1 sq. m. vary from 122 thousand to 187 thousand rubles. Also in the Republic of Crimea two projects and four buildings have been launched, with a total area of 11.6 thousand sq. m. by buildings, and the price of 1 sq. m. ranges from 139 thousand to 205 thousand rubles.

"It is worth noting Rostov-on-Don. One project with four buildings with a total project area of 50.8 thousand square meters has been launched there. The average cost of 1 square meter is 149 thousand rubles, the lot price varies from 4.2 million to 10.7 million rubles. The city is in first place in terms of project area of housing among November launches", - experts summarized.

Earlier, on December 2, analysts of the service "Yandex Real Estate" told "Izvestia" about the cities with the cheapest and most expensive apartments. The leaders of the rating of cities with the highest median price of "squares" in new buildings are traditionally Moscow, St. Petersburg and Kazan.
