Analysts named the most popular Moscow districts with elite new buildings


Since the beginning of 2024, developers have sold 472 apartments and apartments in elite new buildings in Moscow, which is 36.8% more than in the same period of 2023. This follows from the calculations of experts of "Metrium", which were reviewed by "Izvestia" on December 2. Analysts named the top-5 popular capital districts in the elite segment.
Dorogomilovo district is the leader in the number of transactions in the market of elite new buildings. In January - October 2024, 130 share participation agreements (SPA) were concluded here (27.5% of the total demand for projects in this segment). As compared to the same period of 2023, the number of transactions increased by 62.5%. At the moment, developers of elite housing in this area offer four projects with 171 lots for buyers to choose from. According to experts, the average cost of 1 sq. m. in elite projects is 1.15 million rubles, which is the minimum among the leading districts in sales. This price is 45.2% lower than the average price on the market of elite new buildings in the capital, equal to 2.1 million rubles per 1 square meter. m.
Presnensky district is in the second place by the number of transactions concluded this year in the market of elite new buildings - 78 premises were sold under CDA (16.5% of the market). Compared to the same period of 2023, the number of transactions increased by 122.9%. Developers offer 283 apartments and apartments in eight projects. The average price for 1 square meter is 1.42 million rubles, which is 32.4% lower than the average cost of the elite new buildings market in the capital.
On the third line Khamovniki. Since the beginning of 2024, 66 elite apartments and apartments have been sold (14% of the total sales volume in this segment). As compared to the same period of 2023, the number of transactions decreased by 30.5%. Currently, developers offer 293 lots in 13 projects in Khamovniki. The average cost of 1 sq. m. in elite new buildings in Khamovniki is 2,85 million rubles, which is the maximum indicator in the capital and 35,7% higher than the average price on the market of elite new buildings in the city, analysts specified.
On the fourth position of rating is Zamoskvorechye, where in 2024 developers realized 55 apartments and apartments (11,7% of total sales of elite new buildings). Compared to the same period of 2023, the number of transactions increased by 189.5%. Five elite projects with 131 objects are offered in this area. In October 2024, the average price for 1 square meter was 1.63 million rubles, which is 22.4% lower than the average cost on the market of elite new buildings in Moscow.
"Due to the oversupply in Khamovniki and Yakimanka, developers of elite housing have turned their attention to Zamoskvorechye. This is a location with comparable characteristics, which stands out for its authentic historical building, proximity to the Kremlin, magnificent views, and prestigious infrastructure," explained Ekaterina Borisova, Development Director of Rariteco.
The Meshchansky district closes the top five leaders in sales of elite new buildings, where 47 apartments and apartments (10% of the market) have been sold under CDA since the beginning of this year. As compared to the same period of 2023 the number of transactions increased by 370%. This is a record result in the primary market of elite segment, experts emphasized. In this area, developers are implementing four elite projects, in which 78 objects are presented. The average cost is 1.91 million rubles per 1 square meter, which is 9% lower than the average price in the market of elite new buildings in the city.
"The demand for elite housing in the capital in 2024 is steadily growing. In addition, the average area of apartments and apartments bought by clients of the elite segment in Moscow has grown significantly in recent years. Before the pandemic, buyers often purchased relatively small lots with clear functionality," - said the director of elite real estate management company "Metrium Premium" Anna Radjabova.
