Premium-class housing outside the Central Administrative District (CAO) of Moscow is more and more often realized in the form of skyscrapers 120-150 m high, representatives of developer Dominanta reported on December 2.

As experts noted, real estate buyers give preference to apartments located at the height of 25 floors and higher. Such lots cost 10-15% more expensive than apartments in buildings of low and medium storey.

"The cost increases from floor to floor. View characteristics have a significant impact on pricing in addition to layout solutions and sides of the world. We see that the highest floors, where every window offers a panorama of the whole city, are most in demand," said Anton Konobeevsky, sales director of Dominanta, in a conversation with Gazeta.Ru.

Apartments with a view of the railroad or highway in Moscow cost on average 10% cheaper than similar options with views of the river, forest park or district attractions. The difference in the cost of apartments with a view of the courtyard is less noticeable - about 5%, said Konobeevsky.

Buyers are willing to overpay for housing on the upper floors because of the silence, lack of street noise and abundant sunlight. Successful layout can add about 5% to the price of the apartment. According to the company, such lots are especially popular among millennials, childless couples and representatives of creative professions.

According to Konobeevsky, there is a buyer for any floor: someone does not like heights, and someone is not ready to pay for the view. There are also fans of certain floors in terms of personal preferences.

On the same day, analysts named the cities with the cheapest and most expensive apartments. In October, the cities with the cheapest square meters in all types of apartments in the primary market were two million-strong cities - Samara and Voronezh, analysts of the service "Yandex Real Estate" reported to "Izvestia".

On December 2, several representatives of the industry confirmed to Izvestia that Russia has begun to reduce the supply on the market of new buildings. Thus, according to the data of "Yandex Nedvizhimost" service, at the end of October in comparison with September it decreased by 4% with the median cost of a square meter in cities with a million inhabitants of 171 thousand rubles. The situation in this segment of the market is still assessed by analysts as stagnant.
