Analysts named the cities with the cheapest and most expensive apartments

In October, the cities with the cheapest square meters in all types of apartments in the primary market were two million-strong cities - Samara and Voronezh, analysts of the service "Yandex Real Estate" reported to "Izvestia".

The median price of 1 sq. m. of studios in new buildings in Samara amounted to 125 thousand rubles, in Voronezh - 141 thousand rubles. The leaders of the rating of cities with the highest median price of "squares" in new buildings are traditionally Moscow, St. Petersburg and Kazan, analysts said. So, at the end of October, the cost of one square meter in studios in the primary market of the capital amounted to 367 thousand rubles, in Kazan - 265 thousand rubles, in St. Petersburg - 235 thousand rubles.

"The primary real estate market in the cities with a million residents continues to stagnate, however, in most cities in October, along with the recovery of the number of transactions for new apartments, there is a slight increase in the median cost per square meter. Interestingly, in cities with traditionally the most expensive meters last month, on the contrary, there was a slight decrease. Thus, for example, in St. Petersburg, studios and three-bedroom apartments became cheaper, and in Krasnoyarsk, two-bedroom and one-bedroom apartments dropped in price. Such dynamics can be explained by the introduction of more budget offers to the market, which developers had previously held back. At the same time, the growth of the cost of a meter in other cities is due to increased activity of buyers and a decrease in available offers in the primary housing market", - explained "Izvestia" commercial director of the service Evgeny Belokurov.

According to "Izvestia" analysts "Yandex Real Estate", in October square meters of studios in new buildings fell in price in five cities with a million inhabitants. The maximum decrease was recorded in St. Petersburg (-4.1% for the month, up to 235 thousand rubles). Also the price of a meter in studios on the primary market decreased in Nizhny Novgorod (-3.3% for the month, to 202 thousand rubles), Moscow (-3.3% for the month, to 367 thousand rubles), Kazan (-1% for the month, to 265 thousand rubles) and Perm (-0.4% for the month, to 148 thousand rubles).

In other major Russian cities, the median cost of a "square meter" increased. The price of new buildings went up most significantly in Voronezh (+4.9% over the month, up to Br141 thousand). Such dynamics is associated with a significant reduction in supply in the segment, including cheaper lots, which led to an increase in the median price in the city.

The median cost per square meter of one-room apartments in new buildings decreased only in four cities with a million inhabitants. The leaders in terms of decrease were Krasnoyarsk (-3.8% for the month, down to Br134 thousand) and Novosibirsk (-2.6% for the month, down to Br145 thousand). The most insignificant price decrease occurred in Krasnodar (-0.1% for the month, down to Br149 thousand) and Kazan (-0.1% for the month, down to Br246 thousand).

In the rest of the million-strong cities, the cost of square meters of one-room apartments increased or remained at the same values during the month.

Square meters of two-room apartments in the primary market also fell in price in only four cities: Krasnoyarsk (-2.1% for the month, up to Br145 thousand), St. Petersburg (-2.1% for the month, up to Br290 thousand), Moscow (-0.2% for the month, up to Br356 thousand) and Krasnodar (-0.1% for the month, up to Br129 thousand).

Two-bedroom apartments went up in price the most in Ufa (+4.1% over the month, up to Br159 thousand), Samara (+3.4% over the month, up to Br114 thousand) and Novosibirsk (+3.1% over the month, up to Br149 thousand).

The median price per square meter of two-bedroom apartments in new buildings decreased in four cities with a million residents. Most of all "squares" fell in price in St. Petersburg (-1.9% for the month, up to Br274 thousand), Voronezh (-1.4% for the month, up to Br110 thousand), Krasnoyarsk (-1.4% for the month, up to Br142 thousand) and Krasnodar (-1.1% for the month, up to Br122 thousand). In Rostov-on-Don, the cost of a meter in "trishki" remained in the same values and amounted to Br135 thousand.

Earlier, on November 18, the head of the department of analytics and consulting of the company "NDV Supermarket Real Estate" Elena Chegodayeva said that in the primary housing market of the old Moscow without taking into account the elite segment is currently represented by 44.3 thousand apartments. During the year there were significant changes in the structure of apartment supply by classes - the volume of exposure of business and premium segments increased by 18% and 65% respectively. At the same time, the supply of the mass segment decreased by 4.8%.
