Analysts named the most built-up Moscow districts


Danilovsky (191,9 thousand sq. m. in supply), Pokrovskoe-Streshnevo (160,9 thousand sq. m.) and Presnensky (157,2 thousand sq. m.) districts were among the three leaders by volume of new construction in the old boundaries of Moscow. It follows from the data of analysts of the company Urban, which "Izvestia" got acquainted with on November 28.
According to experts' information, from 124 capital districts (without taking into account New Moscow) the volume of new offer over 50 thousand sq. m. is presented only in 14 locations.
"In the old boundaries of Moscow the deficit of free plots for building will be more and more acute, which is connected with active development of industrial zones and other alienated territories. At the same time, the cost of land most often simply does not allow developers to build in the capital housing below business class. We see that the supply of business class and above in the most actively developed areas, excluding New Moscow, exceeds the supply of comfort class more than 2.5 times. Mass segment housing is increasingly "shifting" to the Moscow Ring Road and beyond its borders, as well as to New Moscow," Olga Khasanova, CEO and founder of Urban, explained to Izvestia.
In general, according to analysts' data, 3,03 million sq. m. of dwelling is realized in capital without taking into account New Moscow. In the most built-up area Danilovsky at the present moment 20 projects with the total area of offer 191,9 thousand sq. m. are erected. Business class new buildings prevail in the district - 95% of the supply falls on this segment. The average price of apartments and apartments amounted to 557 thousand rubles per 1 square meter. m.
The second place was taken by the district Pokrovskoye-Streshnevo, where, despite the fact that seven projects are being implemented, the total area of supply reaches 160.9 sq. m. At the same time 90% of the supply belongs to the business class, the remaining 10% - to the comfort class. There is no premium and elite housing in the area. The average offer price amounted to 432 thousand rubles per 1 sq. m.
The Presnensky district completes the top three, where in 17 new buildings 157 thousand sq. m. of residential real estate is sold. Only 18% of the offer belongs to the business class, the rest - to the premium and elite segments. The cost of real estate offer is 920 thousand rubles per 1 sq. m.
Analysts noted that the lowest average offer price is fixed in new buildings in Lyublino - 278 thousand rubles per 1 square meter. m. In the area is realized exclusively housing of comfort class - four projects with a total area of supply of 63 thousand sq. m. m. The most modest area of new construction is noted in the district Metrogorodok, where in five residential complexes put on sale 53 thousand sq. m. with an average price of 353 thousand rubles per sq. m.
Earlier, November 2, it was reported that when buying housing Russians are primarily focused on its location and only then on the available budget. This is stated in the results of the VTB survey. Every third Russian considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. About 30% more comfortable called a country house. The comfort of new buildings - up to three years from the date of delivery of the house - was noted by 23% of respondents. And only 15% prefer secondary housing, which is more than 10 years old.
