Three popular territories of the Moscow region among home buyers are named

In January-October 2024, developers sold 37.1 thousand apartments and apartments in new buildings in Moscow region. Year-on-year, the indicator has decreased by 19%, follows from the data of the company "Metrium", which were reviewed by "Izvestia" on November 25. Analysts named the top-3 most popular urban districts among buyers of housing in the primary market in the Moscow region.

According to experts, Leninsky urban district is the leader in the number of transactions in the market of new buildings near Moscow. Since the beginning of 2024, 7038 share participation agreements (SPA) have been concluded, which is 19% of the total demand for new buildings in the Moscow region.

Currently, developers offer 20 projects with 7039 apartments and apartments. This is the maximum volume of primary housing supply in the Moscow region, analysts emphasized. The number of offered lots in local complexes varies from 5 to 1015. The average cost of 1 sq. m. is 197.8 thousand rubles - 4.6% higher than the average price on the market of new buildings near Moscow (189.1 thousand rubles per 1 sq. m.).

The second place in the rating is occupied by Krasnogorsk, where 5529 apartments and apartments have been sold since the beginning of the year (14.9% of the total sales volume in this segment). Developers offer 2938 apartments and apartments within 20 projects. The average cost of 1 sq. m. in new buildings in this city is 229.6 thousand rubles, which is 16.1% higher than the average price on the market of new buildings near Moscow.

On the third place in popularity among buyers of new buildings in the Moscow region in 2024 are Mytishchi. In the city in 2024, 3796 premises were sold under CDA - 10.3% of the market. Buyers are offered 4718 apartments and apartments in 20 complexes. The average cost of 1 square meter of primary housing in Mytishchi is 200.6 thousand rubles, which is 1.4% higher than the average price on the market of new buildings near Moscow.

"New buildings under CDA are realized in 36 districts of the Moscow region. At the same time the demand is distributed very unevenly. Almost half of all transactions fall on three directions - Leninsky district, Krasnogorsk and Mytishchi. At the same time in Mytishchi there are most budget options in attractive locations - near railway stations and surrounded by forests", - said Grigory Vaulin, Managing Partner of GC "Ferro-Stroy".

In turn, Ruslan Syrtsov, Managing Director of Metrium, added that the primary market of Moscow region is going through hard times. According to him, in January-October 2024, the minimum demand for the past 10 years was recorded.

"Especially seriously, consumer activity has decreased since July - more than twice relative to the same period in 2023. This is due to the winding down of preferential mortgages, on which the region was heavily dependent. Now sales support, in fact, only family loans. Therefore, the maximum demand today are two- and three-bedroom apartments in projects with developed social infrastructure", - said the expert.

Earlier, November 2, it was reported that when buying housing Russians are primarily focused on its location and only then on the available budget. This is stated in the results of the VTB survey. Every third Russian considers the most comfortable "young" secondary housing - real estate, which is 3-10 years old. About 30% more comfortable called a country house. The comfort of new buildings - up to three years from the date of delivery of the house - was noted by 23% of respondents. And only 15% prefer secondary housing, which is more than 10 years old.
