Analysts named five popular Moscow districts with premium-class housing


The North-Eastern Administrative District (NEAD) has become the most popular in the top 5 districts of Moscow for the sale of new premium-class buildings for 10 months of 2024. This follows from the data of real estate and consulting company "Metrium", which were reviewed by "Izvestia" on November 24.
SVAO takes the leading position in the market of new buildings of premium class in the capital, in January-October in this district concluded 1 thousand share participation agreements, and it is 19.6% of all such transactions with new buildings in Moscow. SVAO has become the most popular district, though now only 590 lots in five projects are available for purchase there (it is an insignificant volume of supply). The average cost of 1 square meter here is 553.9 thousand rubles.
"The average price of premium new buildings in SVAO has increased by almost 40% over the last three years. Today the district is one of the most investment-attractive and is in demand among potential buyers. This is explained by its rapid development," said Leonid Savkov, Deputy General Director for Sales and Digital Marketing of MR Group.
He added that kindergartens and schools are being built in the district, parks and promenades are being improved, and a new art cluster is being created.
Western Administrative District (ZAO) took the second line, 860 lots in new premium-class buildings were bought there in the first 10 months of 2024, the district has a market share of 16.9%. The number of sales compared to the same period of 2023 here increased by 62.3%, and this is the highest growth rate among all districts of the capital. Now in ZAO 1,3 thousand apartments and apartments in 15 projects are sold, the average cost of 1 sq. m. is 844,8 thousand rubles.
The Central Administrative District (CAO) with 850 transactions for purchase of premium-class housing completes the top three. The district's share is 16.7% of the total sales volume in the Moscow market. Developers offer here 1,2 thousand lots in 14 projects, the average cost of 1 sq. m. is 965 thousand rubles. This is the highest indicator in the whole capital, it is higher than the average for premium new buildings by 27.1%.
"The most attractive location for premium-class clients in Central Administrative District is the business cluster "Moscow-City", which is in demand due to the developed infrastructure, view characteristics and transport accessibility", - noted Akop Kirakosyan, General Director of the developer of mixed-use complex "Dom Dau".
He pointed out that the total area of all buildings in "Moscow City" is more than 4 million square meters, and it is twice as large as the territory of the Principality of Monaco and eight times as large as the Vatican.
In the North-Western Administrative District (NWAD), which is on the fourth position, 780 lots were sold in January-October, or 15.3% of the total volume of transactions in the market. In this district 595 premium class objects are sold in six projects. The average cost of 1 sq. m. in NWAD is 612,4 thousand rubles.
The Northern Administrative District (SAO) closes the top five: 640 apartments and apartments were bought there in the first 10 months of the current year. It is 12.5% of the total number of transactions in the capital. In the district there are 745 lots in six projects. The average cost of 1 sq. m. in SAO is 662,7 thousand rubles.
"Northern district is characterized by favorable location, which attracts clients. Its territory is permeated with transport arteries, the main of which is Leningradsky Prospekt, and in the south SAO is adjacent to the historical center of Moscow", - said Dmitry Golev, Commercial Director of Optima Development.
The expert noted that there are free plots in the district, on which it is possible to build residential complexes with large green areas.
Anna Radjabova, director of the elite real estate department of Metrium Premium, said that in seven of the eight districts of the capital, where there are premium new buildings, the demand for them in January-September 2024 increased compared to the same period in 2023. In the last three months of this year, the number of transactions in this segment, however, decreased, but not as much as in others. According to Radjabova, this is due to the fact that customers with higher incomes are more easily reoriented from mortgages to short-term installment schemes.
Earlier, on November 21, in "Metrium" reported that since the beginning of 2024 in new business class buildings in Old Moscow developers have sold more than 20 .1 thousand apartments and apartments. This is 0.5% more than in the same period of 2023. The Southern Administrative District (SAO) is the leader in the business class segment in terms of the number of sold objects in new buildings.
