Since the beginning of 2024, developers have sold more than 20.1 thousand apartments and apartments in new business class buildings of "old" Moscow. This is 0.5% more than in the same period of 2023, follows from the data of the company "Metrium", which "Izvestia" got acquainted with on November 21. At the same time, the geography of buyers' preferences has changed. Analysts presented the top-5 most popular capital districts in business class.

Southern Administrative District is the leader in the number of transactions in the market of new buildings of business class. Since the beginning of 2024, 5.2 thousand share participation agreements (SPA) have been concluded here, which is 25.8% of the total demand for new buildings of this segment in the capital.At present, about 4.6 thousand apartments in 20 projects are being sold. The average cost of 1 sq. m. in these objects is 483 thousand rubles.

"High indicators of the South Administrative District are explained not only by the popularity of this location, but also by a significant volume of supply. More than ten projects are being realized here, in which almost five thousand apartments and apartments are available in total", - said Larisa Shvetsova, General Director of "River Park" LLC.

According to her, the leadership of the South Administrative District in the market of business class new buildings is ensured by unique natural features of the district - the long shoreline of the Moskva River, landscaped embankments, new points of business activity growth.

The second place by the number of deals concluded in 2024 in the market of business class new buildings is occupied by the North-West Administrative District. This year 3.3 thousand premises were sold here under CDA - 16.4% of the market. Here developers offer 3,3 thousand apartments and apartments in 20 projects. The average price of 1 square meter is 471.9 thousand rubles.

"The North-West direction has become one of the most promising and in demand from the very beginning of the Moscow new buildings market formation. This is due to both convenient transport accessibility, which allows you to quickly get to the city center, and the proximity to suburban elite destinations, such as Novorizhskoye and Rublevskoye highway", - said the shareholder, managing partner of GC "Osnova" Oleg Kolchenko.

The third place in the rating is occupied by the Northern Administrative District, where 2.9 thousand business class apartments and apartments have been sold since the beginning of 2024, which amounted to 14.4% of the total sales volume in this segment. Currently, 2.7 thousand objects are offered to buyers within 21 projects. The average cost of 1 sq. m. in business class new buildings of SAO is 488,9 thousand rubles.

On the fourth position of the rating is the Western Administrative District, where in 2024 developers realized 2.6 thousand apartments and apartments - 12.9% of the total sales volume of business class new buildings. Here developers offer 26 projects with 3.4 thousand objects. In October 2024, the average cost of 1 sq. m. in business class projects amounted to 456.8 thousand rubles.

The North-Eastern Administrative District of Moscow completes the top five leaders in sales of new business class buildings, where since the beginning of 2024 2 thousand apartments and apartments have been sold under CDA, which is 9.9% of the total sales volume in this segment. In the district developers realize 16 projects with 3 thousand objects. The average cost of 1 sq. m. in such new buildings is 433,4 thousand rubles.

Ruslan Syrtsov, Managing Director of Metrium, noted that business class is becoming one of the most competitive segments of the capital's housing market, which is reflected in its geography.

"We observe how the perception of buyers of prestigious and less prestigious areas is changing. If earlier this division was clear, now projects of high quality and price level appear not only in traditional locations such as the North-West, West and South-West, but also in the North and South of Moscow. All this indicates that the quality of urban environment and life in different districts is gradually equalizing due to investments in infrastructure," he stressed.

Earlier, November 15, it was reported that at the end of October demand for ready housing compared to June this year in the country increased by 10% on average. This follows from the data of "Avito Real Estate". The strongest interest increased in compact housing formats: studios and one-bedroom apartments (+16% for both).
