Experts have named five popular Moscow districts with new buildings of comfort class

In January-October 2024, developers sold 23.2 thousand apartments and apartments in new buildings of comfort class in "old" Moscow. Year-on-year, the indicator has decreased by 31%, follows from the data of the company "Metrium", which were reviewed by "Izvestia" on November 20.

Experts have paid attention to the fact that in comparison with 2023 the geography of preferences of buyers in this segment of the market by districts has changed. Thus, the South-Eastern administrative district is leading in the number of transactions in the market of new buildings of comfort class.

According to analysts, since the beginning of 2024, 4.8 thousand share participation agreements (SPA) have been concluded in the South-Eastern Administrative District, which is 21.3% of the total demand for new buildings of this segment in the capital. Developers offer to the choice of buyers 19 projects, in which a little less than 4,3 thousand apartments are presented. The average cost of 1 sq. m. in these objects is 320,3 thousand rubles, which is 2,6% lower than the average price on the market of new buildings of comfort class in "old" Moscow, equal to 328,7 thousand rubles for 1 sq. m.

The second place in the rating is occupied by the Western Administrative District, where 3.7 thousand comfort class apartments and apartments have been sold since the beginning of the year - 16% of the total sales volume in this segment. At present developers offer 3.5 thousand apartments and apartments within 14 projects. The average cost of 1 square meter is 356.4 thousand rubles - the maximum figure in the "old" Moscow.

The Northern Administrative District is in the third place. This year 3.6 thousand premises were sold here under share participation agreements - 16% of the market. During the year the number of transactions decreased by 32.7%. In SAO developers offer 2,7 thousand apartments and apartments, 15 comfort-class projects are being realized. The average cost of 1 sq. m. is 311,5 thousand rubles, which is 5,2% lower than the average price on the market of new buildings of comfort class in the "old" Moscow.

On the fourth position of the rating is the Eastern Administrative District, where in 2024 developers sold 3.1 thousand apartments and apartments - 13.2% of the total sales of new buildings of business class. Over the year, the figure increased by 17.8%. 2.2 thousand lots are offered in 15 projects. The average cost of 1 sq. m. is 352.7 thousand rubles, which is 7.3% higher than the average price in the market of new buildings of comfort class.

The fifth line is occupied by the North-Eastern Administrative District, where 2.4 thousand apartments and apartments have been sold under CDA since the beginning of 2024, which is 10.5% of the total sales volume in this segment. As compared to the same period of 2023, the number of transactions decreased by 46.1%. There are 14 projects with 2.2 thousand lots in this area. At the same time 1 square meter on average costs 325.8 thousand rubles, which is 0.9% lower than the average price on the market of new buildings of comfort class in the "old" Moscow.

"Even in the conditions of expensive mortgages, comfort-class clients today are important not only for attractive price, but also for quality characteristics of complexes. Therefore, we should not be surprised that in the districts with the most affordable prices in "old" Moscow, Zelenogradsky and South-West, sales are at a low level. Also, the low rate of sales in these macrolocations is influenced by a relatively small selection of new buildings within their boundaries", - said Ruslan Syrtsov, Managing Director of Metrium.

The expert added that in the current circumstances, buyers are looking for discounts and promotions, but they are often not ready to sacrifice transportation accessibility and the availability of infrastructure in walking distance.

Earlier, on November 15, it was reported that at the end of October demand for ready housing compared to June of this year on average in the country increased by 10%. This follows from the data of "Avito Real Estate". The strongest interest increased in compact housing formats: studios and one-bedroom apartments (+16% for both). The activity of potential buyers in the secondary market increased by 3% compared to September this year.
