In the primary housing market of Old Moscow, excluding the elite segment, there are currently 44.3 thousand apartments. Over the year there were significant changes in the structure of apartment supply by classes - the volume of exposure of business and premium segments increased by 18% and 65% respectively. At the same time, the supply of mass market apartments decreased by 4.8%. This was reported to "Izvestia" on November 18 by Elena Chegodayeva, head of analytics and consulting department of NDV Supermarket Real Estate.

"To date, the share of the high-budget segment accounts for more than half of the exposition - almost 53%," she said.

The expert said that at the end of October, the weighted average price of 1 sq. m. of apartments in the primary market, excluding the elite segment of the old Moscow amounted to 490.4 thousand rubles, which for the year increased by 12.6%. In the business class it amounted to 503.7 thousand rubles (+8.9% for the year), in the premium class - 892.1 thousand rubles (+7.4% for the year), and in the mass class - 342.2 thousand rubles (+7.7% for the year).

The top-5 most expensive districts in terms of weighted average price per square meter include Meshchansky district - Br1,698,146.6 (+19.6% for the year), Khamovniki - Br1,568,217.7 (+42% for the year), Dorogomilovo - Br1,065,766.1 (+2% for the year), Presnensky - Br902,511 (+15.7% for the year) and Gagarinsky - Br800,399.1 (+14.8% for the year).

Earlier, on November 11, "Izvestia" got acquainted with the data of "Yandex Nedvizhimosti", according to which the prices for housing in new buildings in the regions of Russia began to decline. Among them, it was recorded in October in Sochi - by 1.3%, Kaliningrad - by 1%, St. Petersburg - by 0.9%, Nizhny Novgorod - by 0.6%, Krasnodar - by 0.1%.
