The supply of apartments in new buildings worth RUB 1 billion and above has increased 17 times over the last five years, setting a record in terms of growth rates. If we evaluate the entire market in this price category, including secondary supply, the dynamics of supply growth is more restrained - 3.5 times over the same period. At the same time, the price per square meter of apartments more expensive than 1 billion rubles in new buildings increased by 51%, and in the secondary market - by 29%. Such data are given to "Izvestia" by analysts of the agency "Intermark Urban Real Estate" on the results of the research of the market of ultra-expensive segment of housing from 1 billion rubles in November.
At present 85 apartments are offered in the primary market only in open sales. At the same time, the change in the volume of supply in this category in the secondary market is more modest: the growth is 1.5 times. In total, the volume of supply in the primary and secondary markets of apartments more expensive than 1 billion rubles for five years has increased by 3.5 times, at the beginning of November there are 136 such apartments for sale.
The primary market over the last five years has significantly overtaken the market from owners by the volume of free supply in the segment of ultra-premium apartments.
"Developers have started to design unique expensive lots within elite houses more and more often. On the one hand, this approach is a justification for the high level of the project. On the other hand, today we note a high demand for expensive offers of full-size residences with good views. In an effort to attract this audience, developers put in their projects lots with unique characteristics at a high price, - comments Dmitry Khalin, General Director and Managing Partner of "Intermark Urban Real Estate".
The total value of the entire volume of ultra-expensive supply currently amounts to 233 billion rubles.
"This value is comparable to the total volume of purchases in the entire elite housing market in 2024. Taking into account the demand for such objects during the year at the level of 10-12 sales, it will take 11-13 years to realize the entire volume of current supply," says Anatoly Dovgan, director of market monitoring and valuation department of Intermark Urban Real Estate.
Over the past five years, ultra-expensive apartments have increased in price both in terms of lot value and price per square meter. At the same time, while the average lot value has changed by +12% in new buildings and by +8% in the supply from owners, in terms of price per square meter the change was significant: the price increase in new buildings amounted to +51%, and in the secondary market - +29%.
Such a difference in price is due to a noticeable reduction in the area of lots. The average area of an ultra-expensive apartment in a new building has decreased by 26% over five years and today is 465 square meters. m. The secondary market offers more spacious options - with an area of 624 square meters, which is 16% lower than in 2019.
