An unfinished house must be preserved for the winter period. The main thing is to start the process in advance and take care of the foundation - to protect it from moisture and soil impact. On September 21, "Izvestia" technical specialist TSTN Stanislav Gapeev said.
"When finishing work is postponed, that is, the building is at the stage of "warm circuit", it is necessary to perform the following actions: disconnect communications, preliminarily draining the water supply systems, if the house will not be heated in winter, and provide ventilation," he said.
According to the specialist, if the house has already started plastering work, then leave it for the winter without heating can not be, you need at least the mode of "technological heating" which maintains at least +10 degrees to ensure a set of strength of finishing materials. In addition, it is necessary to provide ventilation of the building, otherwise excess moisture and heat will be good conditions for the appearance of mold and fungus.
"At the stage of "cold contour" the main attention is important to pay to the foundation, and the list of works depends on the type of foundation. So, if the foundation is pile, then it is necessary to backfill with soil the heads of piles, protruding above the surface. In the case of a mounted strut, its surface should be covered with a coating waterproofing (primer, bituminous mastic) and wrapped with a film, "- explained Gapeev.
The specialist specified that the strip foundation of shallow foundation requires more attention - in order to protect it from moisture, you need a drainage system. At the same time, the monolithic structures should be decompressed and the vertical surfaces should be waterproofed. After that, the parts protruding above the ground should be covered with polyethylene film, he noted.
Gapeev emphasized that if the foundation is a monolithic base slab, it is important to complete all monolithic works a month before the onset of cold weather, as the concrete should have time to gain its design strength. During conservation, the reinforcement releases from the slab should be treated with an anti-corrosion compound, and the end parts should be covered with waterproofing.
"It is not recommended to leave the walls of the house in the cold season without slabs, nevertheless, if this could not be avoided, they should also be mothballed. To do this, the window openings and the top of the masonry should be covered with waterproofing, nailed with boards and covered with foil. The walls not connected with the flooring should be reinforced with spacers and a temporary roof should be built," the expert added.
